Minimum Stay
Unless specified, there is a minimum two (2) day stay. We can be more flexible on weekdays.
Single weekend nights, if available, require an additional ten (10%) percent surcharge.
Check Out/In Times
Check in time is at 3:00 P.M. Check out is by 11:00 A.M.
We shall try to accommodate to your schedule whenever possible, for a delayed check out or early check in. Advance notice is appreciated.
Children
Well behaved children, eleven and over, are welcome.
Cancellation Policies
Reserved Rooms that are canceled within two weeks prior to date of stay are not refundable. In the event we are able to fill that space, a fifty percent return shall be forthcoming to you.
More than fourteen days prior notice will have a 25% service fee deducted, regardless as to whether the room is subsequently filled.
We look forward to your future patronage and will be glad to apply any withheld funds to your next stay with us.
A fifty dollar return check fee shall be imposed, at management’s discretion.
Extra Person
A surcharge of $40—will be added for a third person. Kindly notify us in advance in order to prepare the room with an extra bed, etc.
Fire and Safety
In the unlikely event of Fire, there is a fire warning system that will get you up and outside for your immediate safety.
Please take a moment to become familiar with appropriate door and window exits.
In the event of a power failure, there is emergency lighting on both the first and second floors.
Note: Fire Extinguishers are located throughout the Building.
Any suggestions you may offer, or safety hazards brought to our attention, are greatly appreciated.
Pet Policy
Although we do have a resident Mutticus-Luvicus on the premises, who waggingly responds to the call of “Ranger.” the general rule is that pets are not allowed. As our proprietress professes her “only rule is that she never carves it in stone,” a well-mannered patron may convince us otherwise.
We will be glad to assist procuring convenient lodging with Lepke Canine Care or recommend vets for those travelling with furry companion(s). Please inquire.
Smoking
No smoking inside or out at the Berkshire Manor. And for those smokers out there, this is the perfect environment to help you stop.
Garaging Your Vehicle
The attached Carriage House offers space for two cars, all year ‘round.
Spring and Summer Rates:$20–/night; Autumn and Winter Rates:$30—/night.
Remote controls are included, for your convenience: Refundable deposit of $50—
Winter guests may request the remote be mailed directly to your home, prior to arrival, for a nominal handling charge.

Our staff will be happy to assist in purchasing tickets for any of our regional events, as well as make reservations at one of the myriad mouthwatering eateries. Check the Web Site for upcoming events, and place your order now to insure choice seating!
Valuables
As much as we would like to accommodate, we are unable to guarantee and cannot be held responsible for the safety, condition, loss or damage(s) of your valuables. All of our Bedrooms, as well as the entry doors, have high quality dead bolts and locks. We strongly suggest that you utilize them at all times.
Damage Assessments
In the event of damages caused by patron(s), et al, beyond normal wear and tear, the patron agrees to pay an amount equal to those damages, whether caused by an act of commission or omission.
Housekeeping
Our cleaning staff is here to satisfy your comfort and needs. Various types of Pillows are available, so there is seldom need to bring your own, as are extra towels and blankets. Have you forgotten something; a toothbrush, perhaps? We will be glad to accommodate. Simply ask.
